Maintenance Building Specialist
Position Status:Regular Full Time

Responsibilities
  • Review housing units at move-out to determine maintenance needs
  • Order/gather maintenance items needed for unit turns
  • Schedule vendors in coordination with Maintenance Supervisor
  • Assists maintenance staff with admin activities, such as work-order follow-up and preventative maintenance schedules, etc.
  • Performs quarterly property inspections
  • Posts various notices for property managers and housing department
  • Work in conjunction with Maintenance Supervisor to sustain facilities upkeep
  • Perform routine preventive maintenance tasks for all permanent housing locations in East King County
  •  In coordination with property managers meets with residents to complete annual compliance paperwork
  • Communicates and coordinates with facilities technicians and property managers daily
  • Assist with restoration of vacated residential units
  • Keep workshops organized and review inventory levels
  • Perform general custodial duties
  • Perform general grounds clean up and garbage management daily
  • Local travel to various sites is required weekly
  • Takes responsibility creating and maintaining a safe and welcoming community by making room for people of color, trans and gender-non-conforming folks, and other populations who routinely encounter systemic oppressions.
  • Attend required safety trainings and meetings; follow all safety and health guidelines, standards, practices, policies, and procedures; actively participate in the agency’s Emergency Preparedness program and activities

Qualifications & Core Competencies:
  • Must have a valid Washington State driver’s license and personal vehicle to travel to multiple sites (monthly mileage reimbursement available)
  •  General knowledge of minor maintenance and repair procedures
  • Knowledge of landlord tenant laws
  • Proficient in the use of standard hand and power tools
  • Strong organization and record keeping skills
  • Demonstrated ability and willingness to work as a part of a team as well as independently with minimal supervision
  • Ability to travel independently between multiple worksites within a day
  • Ability to communicate and work with other staff, clients, and contractors from a variety of racial, cultural, and economic backgrounds
  • Demonstrated knowledge and skills of basic computer competencies such as emailing, calendaring, entry-level data entry and familiarity with Microsoft Office products
  • Flex behavior/communication style to build effective and mutually respectful relationships.

  • Frequently stands and walks in performing duties
  • Continuously uses hands and wrists, fingering, handling, grasping, and reaching in using telephones, hand tools, power tools and lifting, hauling of donated or unwanted items
  • Frequently lifts and carries loads weighing up to 50 pounds using proper lifting techniques
  • Frequently pushes and or pulls up to ten pounds
  • Occasionally climbs ladders to perform repair and maintenance work
  • Employee may be exposed to unpleasant fumes and odors
  • Employee may be required to work outdoors in various weather conditions
  • Employee in this position will be required to bend, reach, walk, and stand for extended periods

Hours, Rate & Benefits
• Hourly rate: $25.00
• Hours per week: 40, Non-Exempt.
• Excellent benefits package including medical insurance, retirement plan, plus generous vacation, holiday and sick leave plans
• At the time of hire, employees may choose to voluntarily enroll in the Fidelity 403b Plan. Typically after two years of employment, employees are eligible to participate in the YWCA Retirement Fund.
