Maintenance Supervisor

The Maintenance Supervisor, in coordination with other facilities personnel, is responsible for the operation, repair and maintenance of The Luella in South Everett, Somerset Village in Lynnwood, Victorian Woods at Mountlake Terrace, YWCA Everett Regional Center, Trinity Place Apartments in Lynnwood, and Pathways for Women Shelter in Lynnwood.  Will be stationed at Somerset Village in Lynnwood. Will work closely with both housing management staff and maintenance personnel.

This position has a social justice component that requires critical thinking through the lens of racism and intersections with poverty.   • Hires, supervises, trains and evaluates general maintenance personnel
  • Schedules, coordinates and supervises activities of maintenance staff and certain building contractors, including a 24/7 emergency response/on-call system
  • Responsible for the operation, repair and maintenance of The Luella in South Everett, Somerset Village in Lynnwood, Victorian Woods at Mountlake Terrace, YWCA Everett Regional Center, Trinity Place Apartments in Lynnwood, and Pathways for Women Shelter in Lynnwood; will need to be able to travel independently to all of these sites and possible others in the agency as needed
  • Works closely with housing and services staff, takes a leadership role in coordinating staff and vendors to make vacant units ready for new resident move-ins within scheduled timelines
  • Implements preventative maintenance plan for properties, in coordination with Facilities Technicians
  • Assists with all processes related to pest control efforts including, resident, client, and staff education, and scheduling inspections and treatments
  • Works directly with Facilities Director and\or Facilities Technicians to coordinate major repairs
  • Ensures timely completion of work orders
  • Ensures timely payment of maintenance and building expenses by reviewing and submitting invoices for payment
  • Assists Housing Management Director with annual maintenance budgets; monitor actual expenses within approved budgets
  • Attends various YWCA meetings, including Housing Coordination and manager trainings and meetings
  • Assists, as time allows, with general plumbing, electrical, and aesthetic repairs and routine preventive maintenance tasks for various systems
  • Actively engages in agency-wide Race and Social Justice Initiative (RSJI), and strives for racially equitable outcomes; takes responsibility for creating and maintaining a safe and welcoming community by making room for people of color, trans and gender-non-conforming folks, and other populations who routinely encounter systemic oppressions
  •  Adhere to all Volunteer Services protocol relative to volunteer usage, recognition and monitoring
  • Attend required safety trainings and meetings; follow all safety and health guidelines, standards, practices, policies and procedures; and actively participate in the agency’s Emergency Preparedness program and activities

Qualifications & Core Competencies:
  • 3-5 years supervisory experience preferred
  • Ability to commute to multiple site locations within a day across Snohomish County
  • Must have valid Washington State Driver License and insurance and an acceptable driving record. No more than 2 moving violation within a year period and no accidents within 3 years.
  • Must pass YWCA driving test
  • Must be knowledgeable of all safety precautions and comply with safety procedures
  • Ability to communicate and work with other staff, clients, and contractors from a variety of racial, cultural, and economic backgrounds
  • Strong project management and organizational skills
  • Strong written and verbal communications skills
  • Demonstrated ability and willingness to work as a part of a team
  • Ability to multi-task, work independently and under pressure
  • Knowledge of common facility construction, maintenance and repair procedures
  • Working knowledge of building systems, including electrical, lighting, HVAC, plumbing, and security/alarm
  • Ability to use standard hand and power tools
  • Ability to deal with unexpected situations using basic crisis intervention skills
  • Willingness and ability to perform maintenance and cleaning duties as described above
  • Experience with Microsoft applications, including Word, Excel and Outlook; Experience with data entry; Experience with facility management programs
  • Experience working with communities of color and people from different cultures than your own
  • Demonstrated understanding of the intersection of racism and poverty
  • Demonstrated commitment to anti-racist principles

  • Frequently stands, walks, kneels, crouches, lay on floors while performing duties

  • Occasionally lifts and carries loads weighing up to 50 pounds
  • Occasionally climbs ladders to perform repair and maintenance work on roofs and in attics
  • Frequently on-call for emergencies and may work weekends, evenings and holidays in case of emergency
  • Frequently travels between site locations within a day

Hours, Rate & Benefits:
• Hourly rate: $22.83 per hour - DOE
• Hours per week: Regular Full-time, 40 hours per week.
• This position will be on-call for emergencies and may work weekends, evenings and holidays in case of an emergency.
• This position will have a shared office in the Somerset location Tuesdays, Wednesdays and Thursdays, and will work from other various sites as needed.
• Pay grade: 33
• Fair Labor Standards Act (FLSA) Classification: Exempt

• At the time of hire, employees may choose to voluntarily enroll in the Fidelity 403b Plan. Typically after two years of employment, employees are eligible to participate in the YWCA Retirement Fund.
